Legacy Creek is located along the Central Valley water feature and trails, and is within walking distance of the restaurants and shops along Pier View Drive. Residents enjoy their ability to easily enjoy the trails within Snake River Landing, as well as the connectivity to the Idaho Falls Riverwalk greenbelt trails they can access without having to first travel by car or cross major traffic.
Bandon River Apartments
Bandon River is a senior apartment community located west of Legacy Creek in Snake River Landing. Bandon River opened to residents in June 2013. The community is for eligible residents over 62 years old, offering amenities such as a community room, large outdoor patio space, a fitness center and a library. Bandon River earned US Green Building Council LEED for Homes Platinum certification, a rating system that champions energy, water, and resource efficiency, reducing construction waste, improving indoor air quality, and sustainable, green building design, construction and operations. Bandon River’s development team included Thomas Development Co. and Northwest Integrity Housing Co.
The Falls Apartments
“It didn’t take us long after opening the first phase of The Falls Apartments to realize we would quickly need to make a plan for expansion,” says Troy Kartchner, President of Kartchner Inc. who has developed The Falls Apartments in Snake River Landing. “We are excited to have the next phase of The Falls opening this year to meet the growing demand for apartments in Idaho Falls.”
The success of The Falls Apartments has driven Kartchner to expand the new apartment community which opened in 2016 with 228 units to a total 324 units in 2020. It features large two- and three-bedroom apartments.

Future Residential Projects
A recent study on mixed-use properties conducted by the International Council of Shopping Centers revealed nearly 80 percent of U.S. adults could consider residing in a mixed-use “live, work, shop, play” environment, citing general convenience and time efficiency as main drivers for such preferences. And according to the National Association of Realtors, people with a lot of places to walk nearby, such as shops, cafes, and restaurants, are more satisfied with the quality of their community.
In future residential phases, Snake River Landing will continue to respond to local market demand to accommodate preferences of home buyers and renters. The Falls Apartments expansion will open in 2020, and announcements for additional residential communities within the mixed-use development are also anticipated later this year.
